The Vision: A New Standard for Seniors’ Housing and Care

With intimate knowledge of long-term care and affordable senior living housing, Salter Pilon led this ambitious community housing project and set a new standard for seniors housing and care in Ontario. Our work began with the Master Plan of the new campus that would establish an environment to positively impact residents while providing adept staff service and functional cost-efficiencies.

The Beginning: A Groundbreaking Project

Preparation of the 20-acre site began immediately after the ground-breaking ceremonies on October 2, 2010. By adopting an innovative “aging-in-place” model, the 311,557 sq. ft. Georgian Village Redevelopment is a greenfield campus project that has been designed to provide a full continuum of care. It features the development of successful long-term, strategic relationships between healthcare service providers and Simcoe County’s Georgian Village to achieve shared organizational objectives and improve healthcare outcomes.

The Design: A Community Within a Community

This LEED Silver project has been designed as a campus or “community within a community,” replacing the Georgian Manor facility, which our firm also completed in 1985. The project component breakdown includes 132,017 sq. ft. Long-Term Care, 40,642 sq. ft. Assisted Living Units, 44,356 sq. ft. Affordable Housing, 52,720 sq. ft. Life Lease Housing, 22,432 sq. ft. Garden Homes, 4,434 sq. ft. Community Program Space, 3,907 sq. ft. Service Buildings, 8,615 sq. ft. Common Village Centre and 2,434 sq. ft. Adult Day Care Centre.

Innovation: Technology and Accessibility

This facility boasted the latest technological advancements (at the time), including wireless capabilities to ensure accessibility, safety, security, and effective communications. The County chose the wireless network to reduce wired infrastructure costs.

The Community: A Model of Comprehensive Care

The campus is comprised of five different housing models, and other in-house healthcare services offered include convalescent, long-term, respite, 24-hour nursing, behavioural services, telemedicine, hearing clinic, pharmacy, mobility, mobility X-rays, and therapy pool. This community of care was recognized by the previous MoHLTC Minister, Deb Matthews, as a model for the province that will influence future seniors care developments. This model received further support from The Minister of Seniors Affairs, Mario Sergio, who indicated that Georgian Village is one of the best seniors’ lifestyle facilities he has ever seen. By providing the right care at the right time in the right place, Georgian Village has drastically improved the delivery of health services to the seniors in the community and surrounding area. The County of Simcoe is a leader in health services for seniors, influencing a paradigm shift toward wellness, prevention, accessibility, inclusivity and aging-in-place for generations to come.

The Medical Clinic: Comprehensive, Connected Care

The Medical Clinic within Georgian Village houses a family health team that provides comprehensive, patient-focused care and assistance navigating the healthcare system. This healthcare team has access to other practitioners and specialists through the recently funded Ontario Telemedicine Network. Clients of the Village Medical Clinic also benefit from convenient access to a hearing aid clinic, spa/therapy services, pharmacy, mobility/seating clinics, and wellness services located on site.

Planning Ahead: Designed for Growth

Our team began proactive planning in the initial design to allow for future expansion of the facility, originally thought to be years away. This became an immediate need as the design progressed into construction ready documents. Due to this proactive schematic design approach, we were able to include additional beds with no delay to the original schedule.

The current Village facility breakdown includes the follows components of which Salter Pilon has designed and administered through construction:

  • Georgian Manor Accredited Long-term Care
  • 16 Bed Behavioural Support Transition Unit (Opened July 2022)
  • Georgian Residences - Retirement Living 60+
  • Georgian Garden Homes - Life Lease and Market Rental 60+
  • Georgian Terraces - Affordable Housing 60+
  • Adult Day Program
  • Georgian Rendezvous Village Centre

Salter Pilon Architecture has completed space upgrades and are currently working on additional scope.
