A New Model for Community Living

The Simcoe Village Campus of Care is redefining how communities support aging with dignity, independence, and connection. Conceived as a vibrant “village within a village,” the 533,800 sq. ft. development brings together long-term care, seniors’ housing, affordable living, and community wellness in one integrated setting. The campus creates an environment where residents can age in place, access healthcare and social programs close to home, and remain connected to the people and surroundings that define their lives.

Set on a carefully planned multi-building site near downtown Beeton, the campus includes a 160-bed Long-Term Care Home, Affordable and Supportive Housing, Retirement and Market Rental Suites, Life Lease units, Garden Homes, Townhomes, and Co-Housing models—337 units in total. The plan also includes a Community Health Hub and a greenhouse growing facility that promotes both sustainability and community engagement.

Design for Connection and Well-Being

The campus has been designed as a continuum of care that encourages social inclusion and emotional wellness. Covered walkways connect the major buildings—the Long-Term Care Home, Retirement Living, and Supportive Housing wings—creating a network of accessible indoor and outdoor routes that promote safety and mobility in all seasons. The centrally located Community Hub includes a restaurant, gathering areas, and shared amenities that bring residents, families, and caregivers together.

Guest suites and visiting family accommodations are embedded throughout the site, helping strengthen intergenerational ties and reducing isolation among residents. By integrating wellness, housing, and recreation within a single campus, Simcoe Village becomes more than a collection of buildings—it becomes a community built around belonging.

Sustainability and Design Excellence

Sustainability is embedded in every aspect of the development. Targeting LEED Silver certification with some independent facilities being Net Zero Energy, the project prioritizes energy efficiency, durable materials, and reduced carbon footprint—balancing environmental responsibility with operational performance.

Delivery Approach and Collaboration

Salter Pilon Architecture serves as Prime Consultant, leading design from predesign through to occupancy under a Construction Management (CCDC 5B) framework. This approach allows for early construction activity and phased tendering across multiple building types, ensuring efficiency and flexibility throughout the project’s evolution. The design process has been shaped by close collaboration with County staff, healthcare professionals, and community stakeholders through an Integrated Design Team model that streamlines decision-making and ensures every voice is represented.

Building on Proven Success

Drawing from the success of Georgian Village and Golden Plough Lodge, Salter Pilon has applied decades of expertise in long-term care and seniors’ housing to create a facility that is both compassionate and practical. Through careful phasing, the campus will open in stages, beginning with the Long-Term Care Home and Community Hub, allowing early activation while future phases progress.
